For rental periods of 28 continuous days or less, a 9% Transient Occupancy Tax is levied by the State of California and is charged as an additional fee against all rentals, inclusive of other taxes.


Booking Deposit
– 20% of the total booking amount, including taxes, is due at time of booking.
– Acceptable forms of payment are: Certified Check, PayPal or Internet/Interac Transfer.
– Balance of rent due 60 days prior to rental by post-dated cheque, remitted with signed rental agreement.

Damage Deposit
$1,500.00 (refundable after damage and Other Fees deducted), due 30 days prior to arrival.

Cancellation Policy
100% refund if cancelled at least 60 days prior to arrival.

Other Fees

Energy Charges
Tenant will be charged electricity and natural gas charges that exceed $300.00/mo (average winter usage), pro-rated to the number of days’ stay.  Energy charges will be deducted from Damage Deposit prior to return of balance, within 35 days of departure, after receiving relevant energy billings from gas and electricity companies.

– House cleaning is included once per month (mandatory) at no extra cost.
– Extra cleaning is available at $130.00/instance (as available, booked by owner).
